Felinfoel Brewery
As the name implies, the brewery is situated in 'Felinfoel', a small village adjoining Llanelli. Historians tell us that in the old days the inn brewed its own beer, but only during the winter months. The keeping qualities and the strength of the beers, therefore, were of prime importance and the popularity of 'Felinfoel Beer' led to the local inn brewing for other inns in the locality. This, in turn, led to the present brewery being built in 1878 to accommodate demand.
As you can imagine a lot of changes has occured since 1878. However, now fully modernised, the Felinfoel Brewery is still independently owned, based in Felinfoel and in addition to brewing arm of the business now owns 84 individual tenanted pubs, inns and hotels accross South Wales. Whilst considering our current vacancies below please also find our standard Tenancy Agreement.
- Term; 3 year renewable contract.
- Notice; 6 Months.
- Rent Review; Inflationary increase annually. Open market review
every third year.
- Goods; Payable two weeks in arrears.
- Rent Payment; Payable fortnightly in advance.
- Repairs and Maintenance; Landlord is responsible for exterior and
structure. Tenant is responsible for interior decoration, routine
maintenance, minor repairs, and servicing.
- Alterations; Only permitted with landlords consent.
- Purchasing obligations; Full drinks tie.
- Trading deposit - £3000.00 minimum bond.
- Assignment and Sub-letting; Not permitted.
- Gaming Machines; Freedom on AWP / SWP / Music Systems / Pool.
- Insurance; Tenant to insure all stock, glassware, fixture and
fittings, personal effects and public liability. Landlord covers
building insurance at no charge to tenant.

Detailed terms and conditions are contained in the tenancy
agreement. In the event of a conflict of the terms of the tenancy
agreement will prevail.
